NP3 Fastigheter AB (publ) has acquired 9 properties in Luleå, sweden, for a total of 24 500 square meters with an underlying property value of 276 million before deductions for deferred tax. The property has an economic occupancy rate of 93 % and the annual rental value amounts to sek 24 million.
The average remaining term of rental agreements amounts to 2.4 years.
Five of the properties are located on the Storhedens commercial and industrial area of upper Norrland’s largest trade area and located along the E4 motorway, approximately 8 kilometres west of the city centre. Storheden has been awarded the magazine Markets award for Sweden’s most popular commercial area. The remaining properties are located in the university district, in the vicinity of Luleå technical university and Luleå Science Park. NP3 owns since the previous real estate in these areas, thus entails the acquisition that NP3 is becoming one of the larger property owners in these areas.
The largest tenant is Axfood Snabbgross, which accounts for 8% of the rental value with a remaining term on the lease of 4.5 years. Other major tenants are the Practical high School, Cramo and Peab. The acquisition includes the development rights on approximately 8,500 square meters. NP3 taking up the properties on October 2, 2017 and the seller is Galären.
