1 real estate program financed in a French overseas department by Crowdfundingimmo.fr
Paris, June 7, 2017 The site Crowdfundingimmo.fr has opened a new operation of funding a property development project : the Residence Makala promoter, Eden, Southern (100% subsidiary of the Group, Eden, La Rochelle), located in Koungou, in the département of Mayotte (976). The program is composed of 64 new units and 64 parking spaces. The amount of collection target for this programme is € 600 000. The entry ticket is set at eur 2 000.
The yield offered to subscribers will amount to 10 % net per year for an investment period of contractual period of 36 months. Crowdfundingimmo.fr however, aims for a return of funds in 18 months : delivery of the programme is estimated in the 4th quarter of 2018 and the repayment horizon for investors in the 1st quarter of 2019. All of the accommodation has already been sold in block to 100% (sales in the state futur d’achèvement VEFA signed the 11/04/2017) to the real Estate Company of Mayotte (SIM), the main social landlord of the island and which the State and the Caisse des dépôts et consignations are shareholders.
The Financial Guarantee of Completion has been issued by the Crédit Agricole of the Meeting.
The first operation Crowdfundingimmo.fr in a French overseas department
The Residence Makala is the first real estate project Crowdfundingimmo.fr launched in overseas. The program is a residential complex of 7 buildings, for a total of 64 rental units very social (LLTS) that have agreements with the Caisse des dépôts et consignations, of the T3 to T6, with as much parking outside.
Mayotte is an island located in the archipelago of the Comoros, northwest of Madagascar, in the Indian ocean, and consists of 2 major islands : Grande Terre and Petite Terre. Mayotte is the 101st French department since 2011 and has more than 251 000 inhabitants. The capital is Mamoudzou (57 000 inhabitants).
Located in the second largest municipality in the department, Koungou (26 000 inhabitants), only 8 kilometres from Mamoudzou, the program is made by Eden Austral. This subsidiary, owned 100% of promoter Group-Eden (including the subsidiary in france is Eden Promotion), is dedicated to the promotion of real estate in the department of Mayotte.

Crowdfundingimmo.fr has also finalized since 2016 the repayment to the investors of 7 operations for a total amount of more than 2.5 million euros and annual returns in net before tax of between 8% and 9%, for an average investment of 17 months. The platform is expected to soon repay the investors in a real estate program located in the south of France.
